Youngstown CHOICE Homes offers
renters a lease-purchase opportunity at the end of the tax credit
compliance period, and provide homeownership training to residents
during the rental period. In addition, the sponsor will offer these tenants
credit counseling; personal finance training/planning; continuing
education/job training; life skills training and healthcare
education/community outreach. Owning a home is the primary means for
low-income individuals.
This project helps them build long-term assets and
increase overall net worth. |

YMHA - Youngstown
Metropolitan Housing Authority
YMHA is a housing agency that provides affordable housing to residents throughout Mahoning County.
Established in the early 1930's by an Ohio statute, we were one of the first Housing Authorities in the United States.
Today, we manage over 1,500 apartments. We work with local public, private and non-profit agencies to provide support
services to all of our residents such as job training, economic development, computer training and many programs for
our youth and senior residents. We are committed to providing more than just a place to live, but a place to call home. |

Neighborhood - The South Youngstown Homes project is located a half-mile from Youngstown’s central business district.
Downtown Youngstown has been experiencing modest economic growth in recent years. The city has been successful
in attracting a variety of public and private sector employers to the downtown area, and a new industrial redevelopment
project provides professional, skilled, semi-skilled, and unskilled job opportunities for south side residents. Good
publictransportation connections offer project residents easy access both to downtown Youngstown and to suburban
retail districts. The neighborhood is home to a number of churches, and is served by two. |

Chase Bank
Project Basics - The $3.6 million South Youngstown Homes development provides 40 single-family homes targeted to
very low-income households. All of the houses are located in a nine-block area of South Youngstown.
The project offers a mix of 35 three-bedroom units and five four-bedroom units. Thirty of the homes are
new and ten were substantially rehabilitated. Each of the new houses has a full basement, a front porch,
and a single-car garage.
At the end of the fifteen-year partnership period, the sponsor hopes to sell each house to its tenant at a
price based on the total remaining debt plus taxes. This arrangement creates a strong landlord-tenan
relationship and provides each low-income household with the opportunity to own a home. |
